The Kingston Park House is a spacious and bright executive home in an upscale neighbourhood close to the Lemoine Point Conservation Area, parks, golfing, and the Collin's Bay Marina.

There is lots of parking (including 2-car garage) and you will be only a short drive or bus ride to downtown.

It's a wonderful house for large groups or if you just want the luxury of extra space. Cozy up to the fireplace in the basement or lounge on the huge, two-tier deck in the fully fenced back yard. Feel free to use the propane BBQ and outdoor eating area which is right outside the kitchen.

There is unlimited, high-speed internet for you to enjoy as well as Netflix on the flat screen TV in the living room. Wifi reaches every room in this house and outside as well.

LIVING AREA

The main floor is spacious and open with a living room, separate dining (with bay window), kitchen, eat-in dining area. The living room has comfortable couches and a large, flat screen TV where you can watch Netflix.

COOKING AND DINING (INSIDE)

The separate dining area is bright and modern and can seat 6 people and includes a high chair.

The kitchen has an eat-in area that can seat 6 people and also has sliding door access to a large, two-tier deck that has seating for 8 or more people.

The kitchen has all the amenities of home including: dishes, utensils (including chopsticks), and cookware; fridge, stove, oven, microwave, and dishwasher; small appliances such as a toaster, blender, juicer, and rice cooker; and everything to make tea and coffee such as a coffee maker, french press coffee maker, tea kettle, and teapots.

COOKING and DINING (OUTSIDE)

The front porch is covered which is nice in the rain or hot sun and there is a cute bistro set for two for you to enjoy.

The back yard is very large, fully fenced, and has a huge, two-tier deck with a propane BBQ. There are grilling utensils for you to use with the BBQ and lots of seating for eating outdoors. Please note that at this time there is a large pond that is under construction. It may or may not be filled with water and you should avoid this area.

BEDROOMS and BATHROOMS

All three bedrooms are on the top floor. There is a large master bedroom with a queen sized bed, lots of storage, and a full ensuite bathroom with soaker tub. You will also find a comfortable workspace as well as an iron, ironing board, and T-Fal garment steamer which is great for business travellers.

The second bedroom is bright and airy with a double/standard sized bed and workspace. The third bedroom comfortable and cozy with two, twin/single sized beds and a workspace.

There is futon in the finished basement and an air-mattress, crib, and toddler bed available (with linens and bedding) that can be placed in any room in the house.

In addition to the full, ensuite bathroom in the master bedroom, there is a full bathroom on the top floor with soaker tub. There is also a half-bath/powder room on the main floor with a toilet and large vanity.

FINISHED BASEMENT

The finished basement has a cozy gas fireplace that you can enjoy even on summer nights, which you can turn on with a simple thermostat. There is a double/standard sized futon with bedding which is quite cozy especially with the fireplace turned on. There is also a small play area for children with toys, board games, and puzzles.

PARKING

There is lots of parking available with room for two cars in the driveways, 1-2 cars that can be secured in the garage (depending on their size), and free street parking.

TOURING THE AREA

The house is withing a short walking distance to many parks including Lemoine Point Conservation Area which has more than 2,500 meters of shoreline on Lake Ontario and is great for hiking, swimming, fishing, and picnicking. The home is also walking distance to the Collin's Bay Marina & Yacht Club, and less than a 5 min drive to The Landings 18-hole Executive Golf Course.

This is a perfect house to use as a home base when touring Kingston including Historical Downtown Kingston, visiting Fort Henry and many Kingston museums, taking a 1000 Island Cruise, taking a wine tour in Prince Edward County (45m drive), visiting Boldt Castle (1h drive), or heading to the beach at Sandbanks Provincial Park (1h drive).

Kingston also has many wonderful restaurants to suit all tastes as well as excellent boutique shopping downtown and big box stores as well as an indoor mall near the house. There is always plenty to do in Kingston with events, festivals and shows happening year round!

Guest access

Guests will have complete privacy as I will be staying elsewhere but I will be accessible by phone, text or email anytime. House is fully detached and feel free to make use of the back yard, large two-tier deck, and BBQ.

Please note: There is a pond in the backyard that is currently under construction so it's more like a mud hole directly near the deck that may or may not be filled with water. Please avoid this area.

You may also use the two-car garage, however, there is no remote garage door opener and the button is on the inside of the garage.

There is a locked room in the basement that can't be accessed by guests.

Interaction with guests

Guests will have the house entirely to themselves but I will usually be staying nearby in town. If there's anything you need just call, text, email or message me.

Other things to note

The house can fit 8 people comfortably and up to 11 if you make use of the air mattress and couch. Please let me know exactly how many people will be staying so that I can ensure there are enough linens and towels.

There is a crib and a toddler bed that are available upon request as well as a highchair, changing pad, stroller, and infant bouncer, also available upon request.

Please note: While guests of all ages are welcome in the home, it may not be suitable for children, babies or people with limited mobility as there are many stairs. Also, while the house is great for families, there is no child proofing. There are no gates for the stairs, there are many electrical outlets, and there is also a large open pond/construction in the backyard.
